Terms of Service

By using Address Lens (addresslens.co.uk) you agree to these terms.

The service

Address Lens aggregates UK property, EPC and neighbourhood data from public sources to help you research addresses. Information is provided "as is" for general guidance and may contain inaccuracies; it is not a substitute for professional or legal advice and must not be the sole basis for a property decision.

Your account

You are responsible for activity under your account. Do not misuse the service, attempt to disrupt it, or scrape data in bulk. We may suspend accounts that breach these terms.

Prices, products and payment

Address Lens offers one-off property reports (paid per property) and recurring subscription plans, alongside a free preview and, from time to time, a free trial. The products available, what each includes, and their prices are shown on our pricing page and confirmed at checkout before you pay. Prices shown to UK customers include VAT. Payments are processed by Stripe.

Before you buy a one-off report we run a preflight check that the address and the required source evidence are sufficient to produce it. If the report is not eligible, checkout is unavailable and you are not charged. A source being unavailable or incomplete may prevent a purchase; it is never treated as evidence of a "clean" result for the property.

Subscriptions renew automatically each billing period until you cancel, and are billed through Stripe on the terms shown at checkout. Where a plan includes a monthly allowance, rollover, add-on top-ups, or a per-report member discount, those details are described on the pricing page. Any free trial is described at sign-up and does not automatically convert to a paid plan. Where a plan provides access to additional named team members, those members lose plan-provided access when the owning subscription ends, unless they hold their own plan.

Cancellation, refunds and your right to cancel

One-off reports. A report is generated and made available to you as soon as your payment succeeds. By buying one you ask us to start delivering this digital content immediately, and you acknowledge that once the report has been generated you lose the 14-day right to cancel that would otherwise apply to a distance sale of digital content under the Consumer Contracts Regulations 2013. This does not remove the protection built into the service: if your payment succeeds but we cannot produce the report shown in your preview, we automatically request a full refund to your original payment method — no charge without a deliverable. If you think a report was not delivered or was materially faulty, contact us and we will put it right, including a refund where appropriate.

Subscriptions. You can cancel at any time; cancellation takes effect at the end of the current paid period, after which paid capabilities and any unused allowance end. You have a statutory 14-day right to cancel a new subscription; by using the plan's paid features within that period you ask us to start the service immediately and accept that we may charge for the access actually provided up to the point you cancel.

Nothing in these terms affects your statutory rights under UK consumer law.

AI-assisted content

Address Lens can produce an optional, AI-assisted written summary of the evidence on a property. It is generated only when you ask for it, is clearly labelled as AI-written, and sits alongside the underlying evidence and our standard, rule-based analysis — both of which remain available without it. The rest of the service, including the core property briefing and the reports, is produced by fixed rules, not AI. AI-assisted text is provided "as is", may contain errors or omissions, and must not be relied on as professional, legal, valuation, lending, insurance or survey advice. Your saved data and reports

Reports you generate are frozen, dated snapshots. A completed report remains available in your account for 90 days. A public share link you create expires after 30 days, or when the report expires if that is sooner, and you can revoke it earlier at any time. Comparable searches and properties you save stay in your account until you delete them or close your account. You can delete this data at any time — see Data deletion.

Data sources

Property, EPC, environment, planning and neighbourhood data is sourced from public-sector datasets and used under provider licences. See Data sources and licences for attribution statements.

Important limitations

Address Lens is a screening and research service. It is not a building survey, structural inspection, legal report, mortgage valuation or market valuation, and it does not replace professional advice or source-document checks. Public datasets vary by area, precision and update date; missing or unavailable data must not be read as confirmation that no issue exists.

Changes

We may update these terms; continued use after changes constitutes acceptance.
