Buyer reports and evidence

Can I buy a report when Address Lens does not have every property detail?

Only when the server preflight says the selected report has enough required evidence. If coverage or source data is insufficient, the buy button stays unavailable and you are not charged. Missing data is not presented as a clean result.

What happens if I pay but the report cannot be produced?

After verified payment we try to create the frozen report. If fulfilment cannot complete, Address Lens automatically requests a full refund to the original payment method. Stripe remains the payment and refund record.

How long can I open or share a completed report?

A completed buyer report remains available in your account for 90 days. A public share link lasts up to 30 days, is always capped by the report expiry, and can be revoked sooner.

Is an Address Lens report a survey or valuation?

No. It is an evidence-led screening tool, not a building survey, structural inspection, legal report, mortgage valuation or market valuation. Check primary sources and use qualified professionals for decisions that require them.

Plans, allowance and trial

Do the displayed prices include VAT?

Yes. The UK prices shown for buyer reports, Essentials, Professional, Branch and Essentials Boost include VAT.

How does the Essentials investigation allowance work?

Essentials adds 15 new property investigations each billing month. Unused investigations roll over, but the balance is capped at 30.

When can I buy an Essentials Boost?

A £9.99 VAT-included Boost adds five investigations. It is available once per billing period and only when your current balance is 25 or below.

What is different about Professional?

Professional provides unlimited investigations plus advanced evidence, branding, comparable analysis and Offer Brief tools. Essentials remains the metered plan for regular home research.

Does the 14-day Professional trial need a card or turn into a subscription?

No. The trial needs no card and does not auto-convert. It includes five properties, one branded pack and one advanced workflow for 14 days.

What happens when I cancel?

Paid access normally continues to the end of the current paid period. After that, paid capabilities and unused subscription allowance end. On Branch, named users lose branch-provided access unless they separately hold their own plan.

Branch plan

What is the Branch plan and who is it for?

A small office — an estate agent, letting agent, or conveyancing office with 3–4 named users — pays for one subscription instead of separate Professional plans. The subscription gives the named team Professional tools and team management.

How many people does it cover, and who pays?

Up to four people in total, including the owner. The person who buys the licence becomes the owner, is billed once for the whole team, and is automatically one of the four covered seats.

How do I invite my colleagues?

From the Team card on the billing page, the owner enters up to three colleagues’ email addresses. Each gets an invite link by email. Everyone keeps their own personal login — there is no shared account — and gets Branch access when they accept.

What happens if someone leaves, or I need to swap a colleague out?

The owner can remove anyone from the Team card at any time. That person’s Branch access ends (unless they separately hold their own personal paid plan), and the freed-up seat can be given to someone new with a fresh invite.

What happens if the office stops paying?

If the Branch subscription lapses or is cancelled, everyone on the branch loses Branch access at the same time — not just the owner. To come back later, the office buys the plan again and the new owner re-invites the team; previous memberships are not automatically restored.

I (or a colleague) already have a personal plan — what happens?

If the buyer already pays for Essentials or Professional, that personal subscription is automatically cancelled when the Branch purchase completes, so there is no double charge. If an invited colleague already has their own paid plan, joining the branch is still fine — and if they’re later removed, they fall back to their own plan rather than losing access entirely.
