Data sources and licences

Address Lens combines public-sector property, environment, planning and neighbourhood data. Most source data is available under the Open Government Licence v3.0, but source providers still require attribution and some datasets have additional address-data restrictions.

Coverage and purchasing

Dataset availability, geographic coverage, precision and update dates differ by source. Address Lens keeps unavailable, out-of-coverage, insufficient-evidence, not-applicable and confirmed-absence states distinct. An absent record does not by itself prove that a risk, event or feature does not exist. Where a paid product is available, required evidence is checked before checkout. If the product is not eligible, checkout stays unavailable and no charge is taken.

Screening limitations

Combined source data supports initial screening and research only. It is not a site visit, building survey, structural inspection, legal search, mortgage valuation or market valuation. Always check the named primary source and obtain appropriate professional advice before relying on the information for a property decision.

Evidence precision shown to assistants

Address Lens labels whether evidence is property-level, postcode-level, postcode-centroid, street-level or area-level. A connected assistant must preserve that granularity, the named source, observation date, coverage state and limitations when it presents a finding. Postcode-centroid, street and area evidence is screening context and must not be described as property-level proof. Missing or unavailable data is not evidence that a risk or feature is absent.

Contains public sector information licensed under the Open Government Licence v3.0.

Property and address data

  • HM Land Registry Price Paid Data. Contains HM Land Registry data © Crown copyright and database right 2021. This data is licensed under the Open Government Licence v3.0. Address fields in this dataset carry additional Royal Mail and Ordnance Survey rights. Use in broader paid reports and onward sharing remains subject to those third-party address rights.
  • HM Land Registry UK House Price Index. Used for area trend context. Contains HM Land Registry data © Crown copyright and database right 2021. This data is licensed under the Open Government Licence v3.0.
  • Energy Performance Certificates. EPC non-address fields are licensed under the Open Government Licence v3.0. EPC address and postcode fields include Ordnance Survey and Royal Mail copyright and database rights and must be used only for the permitted energy-performance purposes stated by the source.
  • Office for National Statistics / NSPL geography. ONS/NSPL geography supports postcode-based screening. Source: Office for National Statistics licensed under the Open Government Licence v.3.0. Postcode products may also contain OS data © Crown copyright and database right and Royal Mail data © Royal Mail copyright and database right for the relevant release year.

Flood, environment and planning data

  • Environment Agency flood data. © Environment Agency copyright and/or database right 2025. All rights reserved.
  • Defra UK-AIR data. © Crown 2026 copyright Defra via uk-air.defra.gov.uk, licensed under the Open Government Licence.
  • Planning Data Platform. Planning and housing data from planning.data.gov.uk is licensed under the Open Government Licence v3.0 except where otherwise stated. Dataset-specific attribution and source terms may apply.
  • Radon Indicative Atlas. Contains British Geological Survey and UK Health Security Agency data. The atlas covers Great Britain; Northern Ireland is not included.
  • Mining Remediation Authority coal mining data. Contains Mining Remediation Authority data (formerly the Coal Authority) licensed under the Open Government Licence v3.0.
  • Historic Landfill Sites. © Environment Agency copyright and/or database right. Historic landfill data is used under the Environment Agency Conditional Licence, not the Open Government Licence. Coverage is England only; historic landfill records for Wales are held separately by Natural Resources Wales.

Neighbourhood and schools data

  • Police.uk. Crime data from data.police.uk is licensed under the Open Government Licence v3.0. Street-level locations are anonymised and approximate.
  • Schools. School information uses Department for Education, GIAS and Ofsted sources, licensed under the Open Government Licence v3.0 except where otherwise stated. Where the corresponding staged source is available, Welsh education and early-years information uses Welsh Government and Care Inspectorate Wales data.
  • DfT NaPTAN. Transport nodes use NaPTAN data. Distances are straight-line from the postcode-centroid screening point.

Maps

Map tiles and map data are attributed to OpenStreetMap contributors and are available under the Open Database License.
